You do not need an officer present to warn someone off your property. Under Texas Penal Code §30.05, a property owner or a person with apparent authority to act for the owner (such as a manager or authorized agent) may personally give oral or written notice that a person is forbidden from entering or remaining on the property — an officer does not have to deliver the warning. This form documents that notice for your records and for WTPD.

If the subject refuses to leave or returns to the property after being warned, contact Hunt County Dispatch and an officer will be dispatched to the location.

Texas Penal Code §30.05 (Criminal Trespass) — a person commits an offense if they enter or remain on the property of another without effective consent after receiving notice, oral or written, from the owner or someone with apparent authority to act for the owner, that entry is forbidden. Returning to the property after notice may result in arrest.
